Notice to Charlotte Property Owners
Vermont statutes require that all taxable property be appraised at its fair market value so that each property owner will pay his/her equitable share of town and school expenses.
APAS, LLC has completed a reappraisal of all real property in the Town of Charlotte as of April 1, 2008. Over the past four years we have inspected all properties and entered the information into a computer-assisted mass appraisal (CAMA) system. Many changes in property values have occurred since the previous reappraisal in 2004. The new values are based on representative sales that have occurred during the past four years.
Change of appraisal notices will be mailed out on June 9 to all property owners. The notices will be in newspaper format and will include owner name, location, previous assessment and new assessment for each property in Charlotte.
Hearing process
Informal hearings will be held at the Charlotte Town Office on the following days:
June 11, 12, 13: 9 a.m. – noon and 1– 4 p.m.
June 16, 17: 9 a.m.– noon and 1– 4 p.m.
June 18, 9 a.m. – noon; 1 – 4 p.m., 6 – 9 p.m.
June 19, 10 a.m. to noon, 1 – 4 p.m.

Formal grievance hearings will be held at the Charlotte Town Offices on Monday, June 23 from 9 a.m. to noon and 1 p.m to 4 p.m. and on Tuesday, June 24, from 9 a.m. to noon.
Hearings will be by appointment only and will last 15 minutes. Be prepared to present relevant evidence regarding the appeal. All appeals must in writing. Please call the Listers Office at 802-425-3855 for an appointment beginning June 16, between 9 a.m. and 4 p.m. Letters must be received and appointments made prior to 4 p.m. on Friday, June 20.
